A Thorough Inspection, Clearly Explained
Most inspections take 2–4 hours depending on the size and age of the home. We encourage buyers to attend so you can see the home's condition firsthand and ask questions as we go. You'll receive a detailed, photo-rich report the same day or within 24 hours.
From Booking to Report

Schedule Your Inspection
Call or text us to book. We'll confirm your appointment, explain what to expect, and answer any questions before inspection day. We work around your schedule, including evenings and Saturdays.

Prepare the Home for Access
The home should be accessible with utilities on — electricity, gas, and water all need to be active. All areas including the attic, crawl space, garage, and outbuildings should be unlocked and accessible. Pets should be secured.

The Inspection (2–4 Hours)
We systematically inspect every accessible system and component: roof, attic, insulation, foundation, structure, electrical, plumbing, HVAC, windows, doors, and more. Buyers are welcome — and encouraged — to attend and follow along.

Walk-Through Summary
At the end of the inspection we walk you through our key findings on-site. This is your chance to ask questions, understand the home's condition, and get our honest assessment before the written report is delivered.

Your Report — Same Day or Within 24 Hours
You'll receive a comprehensive digital report with photos, descriptions, and clear recommendations. The report is easy to read and share with your agent, lender, or contractor. We're available to answer questions after you've reviewed it.
