Residential (Buyers) Inspections

 Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you’ll want to learn as much as you can about the newly constructed or existing house before you buy it. A home inspection may identify the need for major repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make decisions with confidence 

Pre-Listing (Sellers) Inspections

A Pre-Listing Inspection may be just what you need. Get your home professionally inspected before you find that buyer.  No homes are perfect and the inspector will probably find a few problems.  But, if any of the problems are significant, you will be able to fix them, or disclose them and price your house appropriately. 

New Build Inspections

 building codes and building departments do an excellent job in helping to ensure that safe and reliable houses are being constructed, but houses are very complex systems comprised of many components that are installed by a small army of different contractors; even the best builders with the best intentions will have difficulty executing everything on a residential build and there is a huge gray area of workmanship that exists between code and best practices. It simply cannot hurt to have a fresh set of eyes look over the house to see what can be found. 

11-Month Home Warranty Inspection

 Often called an 11th month inspection or 1-year warranty inspection, this service is provided to new home buyers near the end of their first year builder warranty period. It is used to identify any deficiencies that may be covered under the builder's warranty.  The inspection is a cost effective way to identify repairs or deficiencies in the structural, mechanical, and installed appliances in the home. A written report will be produced with a summary of recommended repairs that can be provided to the builder during the warranty period. 

Light Commercial Building Inspection

 Light commercial buildings come in many shapes and sizes, and each inspection can be quite different in scope. This could be anything from a small office building to a retail store or multi-unit apartment building. 

Radon Measurement

 Radon is an invisible, odorless, tasteless, radioactive gas. It comes from the natural breakdown of uranium found in soils, rock, and water. Because radon is odorless and invisible, the only way to know if your home has a radon problem is to test. 

Sewer Line Inspection

 Very few home buyers consider sewer inspections before buying a home. Sewer inspections are not something most buyers think about. They know to get a home inspection, but sewer lines are almost an after-thought if it crosses a buyer's mind at all. Yet it's one of the most important Inspections a buyer should have done.
